MIJ Living Group is a property company in Hong Kong, providing premium property leasing services to tenants with high standard of living.

With properties located throughout Hong Kong, the employees found it challenging to juggle between daily operations and prompt response to tenant inquiries. This has led to a decline in tenant satisfaction, limiting MIJ's potential for business development.

MIJ consulted Better Pi to increase job efficiency using technology. Analysis showed their jobs split into administrative and coordination tasks. Recruitment alone wouldn't help; they needed a more efficient system.

To address this, Better Pi provided the solution of a rental management system. It would replace repetitive tasks, allowing valuable human resources to focus on communication and collaboration.

Premium quality and customer services are vital to MIJ, they aim to make every tenant feel like home. With this mobile app, they also aim to differentiate themselves from other property leasing companies.

The design team took inspiration from the brand colors, design elements, and interior design, using a clean and minimalist approach to reinforce the brand image and attract tenants who has high standard of living.

The mobile application features a color scheme that primarily utilizes dark brown, with accents of dark and light gray, and embellishments of the company's signature orange color. This design creates a clean and simple aesthetic.

Digitizing Documents to Simplify Lease ManagementDigitization

The top priority of this project was to digitize all rental documents, including leases, tenants' proof of income, payment records, etc. The system helps collect and store the documents systematically. This not only reduces printing costs, but also optimizes the efficiency of document management and minimizes human errors.

By digitizing leasing management, it enhances transparency in leasing details and allows flexibility in leasing. It also speeds up the process of signing new contracts and renewing leases, thereby increasing occupancy rates.

The system records contract details of each unit, enabling both parties to access information regarding lease terms, rent, utility fees, rules, and more at any time. This reduces the risk of disputes with tenants due to unclear records and helps maintain good relationships.

The interface provides a clear display of the rental status of all properties, allowing flexible rental arrangements. For instance, it enables actions such as extending expiring leases, or adjusting rental prices to enhance profits and room occupancy.
